QuikTrip Has Contract on Hanley Road Property in Richmond Heights

The city manager said they could file to be on the May plan and zoning agenda.

As QuikTrip urges Maplewood residents to pass a proposition which would allow the gas station to relocate the Maplewood store to Manchester Road and Big Bend Boulevard, the company also currently has a contract on a Richmond Heights property. The proposed location is at 1530 S. Hanley Road, the site of a previous racquetball club. It's the northeast corner of Elinor Avenue and S. Hanley Road. Maplewood Council Sends QuikTrip Decision to Voters

The council voted not to repeal an earlier ordinance allowing the QuikTrip move.

Maplewood voters will decide, in the April 2 election, if QuikTrip will relocate to the northwest corner of Manchester Road and Big Bend Boulevard. That was determined Tuesday night when Maplewood City Council members voted the same as they did on Nov. 27, when they approved the resolution allowing the QuikTrip move. Following the Nov. 27 vote, a group opposed to the move collected enough signatures (1,038) to force Tuesday's vote. Many opposed to the move do so on grounds of safety for students who cross the intersection as they walk to Maplewood Richmond Heights High School and Middle School. Petition Opposing QuikTrip Move Turned In to City Hall on Thursday

The petition has 1,099 signatures, which is more than needed to trigger a referendum.

For those not wanting to see a QuikTrip next to the Maplewood Richmond Heights high school and middle school, yesterday was one step toward that goal. Powell and Ken Cohen turned in petitions containing 1,099 signatures to the Maplewood city clerk Thursday afternoon. "It's one step in a marathon," organizer Tonya Powell said. They’re hoping that of those, the St. Louis County Election Board will validate 1,038, which would trigger the referendum process on the ordinance that allowed QuikTrip to move from its location on Big Bend Boulevard to the northwest corner of Big Bend and Manchester Road. Powell and Cohen are part of a group not wanting a generation four QuikTrip built on the corner, mainly for reasons of student safety, they say. …

Maplewood Council Discusses Martini Traffic in QuikTrip Bill, No Final Vote Taken

The council discussed, then left unchanged, an amendment that blocks off Martini Avenue at the north end of the potential QuikTrip property.

Maplewood city council did as promised at last night’s meeting. They discussed amendments to the bill that would allow QuikTrip to move to the northwest corner of Manchester and Big Bend. After discussion, no changes were made to amendments, and the council didn’t make the final vote on the bill that would allow QuikTrip to move. Councilman Shawn Faulkingham started the discussion, saying a gate on Martini Drive at the north end of the potential QuikTrip lot, instead of a permanent barrier that could open for buses or events, as needed by the school. CVS to Have Nominal Effect on Traffic, QuikTrip Representative Says

Alan Renner, QuikTrip real estate manager, said the only recommendations following an additional study are directed toward the MRH school crossing guard.

The soon-to-be-completed CVS Pharmacy, on the southeast corner of Manchester Road and Big Bend Boulevard, will have little effect on the amount of traffic at the intersection, said Alan Renner, real estate manager for QuikTrip in St. Louis. That is in light of a proposed relocation of the QuikTrip at 3010 South Big Bend Boulevard to the northwest corner of Manchester and Big Bend, upgrading to a “Generation 3” QuikTrip in the process. Traffic engineers at Crawford, Bunte, Brammeier (CBB), contracted by QuikTrip, made a traffic study not taking the CVS into account, and the city of Maplewood asked for an additional study to include that. It understandable to have skepticism about a consultants views paid by qt. however I don't think they are lieing. The really feel that adding cvs is minimal impact and they may be right. But the big issue is how this affects Martini. And here is where the consultant stands on that...first they make no estimates for how many cars will travel north on Martini, second they say 1/3 of the trips will …   more ›

QuikTrip Frustrations Underscore Maplewood Meeting

Residents of Richmond Heights and parents with students at Maplewood Richmond Heights schools expressed safety concerns about the proposed relocation by the gas station and convenience store, Maplewood-Brentwood Patch reported.

Residents of Richmond Heights and Maplewood largely spoke out against the planned relocation of QuikTrip during a meeting Tuesday, Maplewood-Brentwood Patch reported. QuikTrip Move Opponent Creates Online Petition

He said his personal goal is the safety of the children who go to Maplewood Richmond Heights schools.

A Richmond Heights resident has made an online petition to collect signatures for those against the QuikTrip move. Jeff Kiefer said besides the obvious goal to stop QuikTrip's relocation to the northwest corner of Manchester Road and Big Bend Boulevard, "my personal goal is to make sure that the development of that property be one that is safest for the children of MRH." He said the proposal would create much more traffic on Martini Drive and back up in through the school's neighboring streets. "Today it is hard enough to park a visiting football team's bus on Martini," he said. "Try managing safety on a Friday night during a game, a play or a dance with the traffic or delivery semis that will be along Martini on a game night." He said …

So, to prove a point...from the window in my office on Manchester by Sutton, I just watched a teenage girl walking from the school almost get hit by a car while trying to walk across the street in the middle of the block because she was joking with a boy. Potential QuikTrip Move in Maplewood Draws MRH Response

Parents and school officials shared their opposition to QuikTrip's potential move near the high school at the intersection of Manchester Road and Big Bend Boulevard.

A plan that paves the way for QuikTrip's move to the intersection of Manchester Road and Big Bend Boulevard gained preliminary approval amid an outcry of opposition from Maplewood Richmond Heights parents on Monday evening. In a 3-2 vote, the Maplewood Planning and Zoning Commission offered its approval of rezoning the northwest corner of the intersection to allow QuikTrip's opening. A sixth member abstained. The move still requires final approval from city council. If approved, QuikTrip would move from its location at the intersection of Big Bend and Flora Avenue to the current Auto Plaza Scooter store located beside the high school building. QuikTrip Advances Relocation Plan for Big Bend Boulevard

Safety concerns about the move have been voiced by representatives of the Maplewood Richmond Heights School District, Maplewood-Brentwood Patch reported this week.

QuikTrip is moving forward with plans to relocate to the northwest corner of Big Bend Boulevard and Manchester Road despite safety concerns from the nearby Maplewood Richmond Heights School District. That's according to a Maplewood-Brentwood Patch report published this week. The gas station and convenience store are currently situated farther south on Big Bend. Quoting from the Maplewood-Brentwood Patch article: "QuikTrip has signed a long-term lease with the owner of the northwest corner of Manchester Road and Big Bend Boulevard. The company also has the OK from St. Louis County to incorporate right-turn lanes to accommodate traffic."
