Menards and Pace Properties Chosen to Develop Hadley in Richmond Heights

Menards will develop the southern section of the area, while Pace will develop the northern portion. City Council voted on the issue Monday.

Menards and Pace Properties have been chosen to develop two sections of the Hadley Township Redevelopment Area in Richmond Heights. City Council made the announcement during a meeting Monday at The Heights. Menards has proposed a two-story store approximately 246,000 square feet in size. In addition, the development would include roughly 400 parking spaces and allow for the presence of three or four complementary retail businesses or restaurants at the southwest and northwest corners of the site. The council voted 8-1 in favor of Menards. District 3 Councilman Ed Notter voted against the proposal. Costco had proposed a members-only warehouse club approximately 150,000 square feet in size. I am excited. They have them in Indiana where I'm from. Live on the Richmond Heights/Maplewood border and quite frankly I hate shopping at the WalMart. The K Mart doesn't have what I want most of the time, and I cannot stand the traffic in the Target area. I think Menards will be a nice add. Hadley Township Development Announcement Planned Monday

The regular meeting of the Richmond Heights City Council will be held at The Heights.

Two Hadley Township developers are expected to be chosen Monday night at a meeting of the Richmond Heights City Council. Costco and Menards are competing to develop land just north of Maplewood Commons. Meanwhile, Pace Properties is seeking a $125 million retail development just south of The Heights community center. Costco and Menards Proposals Heard by Council

Richmond Heights City Council members had questions about trash, noise pollution and traffic.

Hadley Traffic: Retail Developers Give Ideas for Hanley, Dale, Elinor

Costco, Menards and Pace Properties have proposed a number of plans for accommodating traffic along the busy Hanley Road corridor if their developments are approved in Richmond Heights.

Road expansions, lane additions and connector routes all are part of proposals by three companies to accommodate traffic if their Hadley Township retail projects win approval. The Richmond Heights neighborhood has long been a target of developers because of its proximity to major highways—Hanley Road, Highway 40 and Interstate 170. Last week, a Clayton-Richmond Heights Patch reader asked on Facebook how developers are proposing to facilitate traffic on Hanley Road, which already hosts a high volume of vehicles. Hadley Reaction: From 'Menards. 100%' to 'This is Absurd'

Costco and Menards have proposed building a store in the Hadley Township neighborhood of Richmond Heights.

News that Costco and Menards are interested in developing a section of Richmond Heights' Hadley Township neighborhood has prompted some strong reactions in online commentary. On Patch, Brian C. wrote: "This is absurd. Regarding Costco, there's both a Wal-Mart and a Sam's Club literally one block south of here. For Menards, there's a Home Depot across the street and a Lowe's just south of it!" Q&A: Costco and Menards Target Hadley Area South of Elinor

The two chains are seeking to develop the same space in Richmond Heights' Hadley Township neighborhood.

Two chains—hardware company Menards and wholesaler Costco—are seeking to develop the same space within Richmond Heights' Hadley Township neighborhood. Proposal documents submitted to the city in late February outline the companies' visions for the area, including projected costs and job creation. The area in question is south of Elinor Avenue and north of West Bruno Avenue. The city shrank the Hadley Township Redevelopment Area last year in an effort to attract developers to the area that includes a number of residential houses and several piece of city-owned property. I'm underwhelmed by either plan but the 2 story Menards is definitely the better of the two for our city. Costco's super-suburban strip mall dated styling in this proposal clashes with the character of Richmond Heights and is exactly what we should be getting away from. At least Menards incorporates some street facing restaurants and small retail into the plan.   more ›

Hadley Township Development: Costco and Pace Properties Submit Ideas

A total of three companies submitted development proposals to the City of Richmond Heights, the city's website states.

Three businesses including Costco and Pace Properties have submitted development proposals for the Hadley Township neighborhood in Richmond Heights, the city stated Friday on its website. Quoting from the city's website: "Copies of each are available for viewing upon request in the deputy city clerk’s office. The city will review the proposals and make a decision by April 16, 2012."
