What Can You Buy in Clayton for $500,000?

There were 4 single family homes selling in Clayton in 2012 for approximately $500,000. What does that get you in a high demand market?

    

     There was great demand in Clayton in 2012 and I expect it will continue in 2013. I closed the year in Clayton with an off market property sale for one of my sellers that brought multiple offers.   In 2012, there were only 4 single family homes that sold in the Clayton School District between $490,000 - $525,000. 

                Below are two examples of homes that sold for around $500,000 in Clayton.

     8009 Watkins located in the Davis place neighborhood.  This home was originally listed for 559,000 then reduced to $544,000 with a final sales price of $515,000.  The home has 2,828 sq ft, 3 bedrooms and 2.5baths.  The large 2 story studio/family room was converted from the home’s garage and the 4th bedroom.  Many buyers would eventually want to update the features of this home, but it could be moved into and worked on overtime. 

     102 Arundel located in the Hillcrest Neighborhood.  This home is a beautiful classic colonial design and has close to 3,200 sq ft with 4 bedrooms and 2.5 baths.   A small addition was added at sometime in the home’s history.  The home has great architectural details, a 2 car garage and a large private backyard.  The home was listed at $565,000 and went under contract within 8 days of hitting the market.
