One Of Our Favorite Neighborhoods - Wydown Forest

Wydown Forest is a prized neighborhood that is centrally located in Clayton. Find out why this is one of our favorite neighborhoods!

One of my favorite neighborhoods in Clayon is Wydown Forest.  Located behind the corner of Hanley and Wydown, this neighborhood is tree-lined and, due to the small lots and shallow set-backs, exudes a “Vieille Ville” charm.  Most of the homes were built between the mid-1920s through mid-1930s in period revival styles.  The homes carry many architectural details that are often only seen in larger homes.  A few of the homes were even designed by the famed St. Louis luxury architecture firm of Maritz  & Young.  One of the more affordable Clayton neighborhoods, sold prices range from the $300s to the mid $600s for larger, more up-to-date homes.  There has been one previous tear-down and newly constructed home in the neighborhood and several homes have completed single and two-story additions.  There is one recent sale that I expect will also be torn down to make way for new construction and perhaps one other that may ultimately head that direction.

If there were such a thing as a price-to-walkability ratio, Wydown Forest might have the best in town.  Residents enjoy walking to Downtown Clayton, Glenridge Elementary School, Wydown Middle School and the metro-link for quick access to BJC and St. Louis City.  If you are a runner or cyclist, the neighborhood is an ideal starting point for a trip down Wydown Blvd to Forest Park.

Take a look at a few of the homes sold in the neighborhood in the past year.  My team handled the sale of 3 of these properties, involving 4 deal-sides, and one property that never made it onto the open market.
